Ilan is the strategic engine behind BIT Investments, bringing a multi-year track record of participating in real estate deals across residential markets. Before focusing BIT on middle-housing infill in the Pacific Northwest, he took part in value-add residential projects in Florida and a single-family renovation portfolio in New Jersey, holding direct ownership stakes in several of these ventures and gaining firsthand exposure to the full deal lifecycle, from acquisition and renovation through to sale.
That experience gives him a sharp eye for how deals are put together. Ilan has partnered in individual joint ventures alongside professional operators and taken part in larger syndicated structures with preferred returns and tiered profit waterfalls. As a partial owner in property-specific entities, he understands from the inside how the right structure, whether a manager-managed LLC or a limited partnership, protects owners, aligns incentives, and clearly allocates profits and authority. At BIT, he brings that ownership perspective to deal sourcing, investor relations, and the financial feasibility of every project the firm pursues.
